MARKET HIGHLIGHTS
Globally, the consequences of the invasion of Ukraine have already impacted the world economy though it is yet unclear what additional strain this will place on the U.S. housing market.
Domestically, the same continuing trifecta continues to inform the market including:
- low inventory
- higher prices
- *mortgage rates that have gone up to combat inflation
But a recent report in Market Watch illustrated that there is a fourth factor impacting the housing crunch.
In 2012, the average time that a homeowner owned their home was 10.1 years. As of 2021, that figure has risen to 13.2! Of course this may have been a direct result of the pandemic when homeowners were choosing to hunker down and turn their homes into spaces for comfort, relaxation, fitness, work, and play.
But this also means that homeowners are now living in their homes longer than before and properties are not being put up for sale as fast as they used to be.
This is then another sociological factor on the supply and demand issues affecting the housing marketplace.
Other recent housing data and findings:
- Median home prices rose 15.4% - year to year [National Association of Realtors]
- Sales were 2.3% lower - year to year [National Association of Realtors]
- Pending Home Sales fell by 5.7% - month to month [National Association of Realtors]
- Pending Home Sales fell by 9.5% - year to year [National Association of Realtors]
- Sustainable housing demand continues -- especially among millennials [Forbes]
- Prices are not expected to fall - it comes back to a glut on the supply side [Realtor.com]
We will of course closely monitor what all of the above may mean for you and report back next month.
*though mortgage rates have gone up, they are still historically low
