Which is why I'm so excited about how Spring moves us toward change, renewal, transformations, and even to make over our home spaces. Aside from the monthly Market Highlights, this month's issue will focus on home makeovers and adding grace and creativity to Easter gatherings with the articles featured below.
MARKET HIGHLIGHTS
As we watch the world respond to the tragic invasion of Ukraine and any impacts on the U.S. economy, changing U.S. fiscal policies -- and the same characteristics of [1] low inventory, [2] higher prices, [3] rising mortgage rates, and [4] slower inventory turnover -- will continue to define the housing market.
Additionally, with low inventory and no change in sight, prices may continue to rise. Meanwhile, despite the rise in mortgage rates, sellers will continue to have the upper hand. According to Zillow, "home values will continue to climb for the next few months through the traditional Spring home buying season with year-over-year home price growth hitting 22% in May." Also, due to the low inventory factor, while prices may plateau at some point, they are not projected to go down.
However given the rise in mortgage rates, more buyers will be priced out of the market as the added monthly cost to a mortgage payment, will make buying a home prohibitive to many.

- Average 30 Year Fixed Mortgage Rate hit 4.42% -- week of March 25 [Freddie Mac]
- Average 15 Year Fixed Mortgage Rate hit 3.39% -- week of March 17 [Market Watch]
- Median Monthly Mortgage Payments in February Rose by 8.3 -- from January [Mortgage Bankers' Association]
- Typical U.S. Home Price Rose 32.4% from February 2020 [Zillow]
- Typical U.S. Home Price Rose 14.2% from March 2021 [Realtor.com
