Remember that neighbors don’t have to live next door, just someone who lives in Westcreek. It could be as simple as a mom who helps out by picking up a child from school, a neighbor who cuts your yard for you just because, or brings in your trash cans. It does not have to be a grand gesture, just something that made your life easier, made you happy, or was just thoughtful.


If you would like to recognize their good deeds and show your appreciation, please submit your recommendation by a deadline of the 20th day of the month prior to publication to: frontoffice@villagesofwestcreek.com.

Hello, fellow Villages of Westcreek Homeowners! My name is Brian Bush, and I currently serve on the Board of Directors as your Treasurer. I have lived in Westcreek for the past 5 years and continue to fall in love with the amazing people in our community.


I have been involved with the Owners' Association for the past 4 years, serving as an Alternative and then Regular Member of the ARC – Architectural Review Committee. 2 years ago, I ran for the Board, was elected, and have served as Assistant Secretary, Secretary and now Treasurer for our Community. 


I sit in a Senior Executive Leadership role for an HR Technology Company, where I have worked for the past 13 years. I hold 2 advanced degrees and several professional certifications in both HR and Payroll leadership. I also sit on a Private Board for a local San Antonio-based company. I have extensive experience working with staff, budgets, and projects – all while keeping key stakeholders up to speed. 


HR, People, and Technology are all my passions. I have used this passion to help keep Westcreek a wonderful place to call home! In the past 2 years, I have helped us navigate new (and existing) projects, realigned staffing positions in our office, updated our staff’s outdated computer systems, hired new staff members, updated policies and office hours, and overhauled our finances, all while helping us boost our reserve accounts. I could not have done so without the support of our amazing Community Staff and Volunteers. To say that I have loved being on the Board would be an understatement; I love this community and the people who call Westcreek home. 


I am humbly asking for your vote for the next two (2) years, and I promise to dedicate my time to keeping Westcreek great! I promise to do so with dignity, compassion, honesty, and trust.

Greetings, community members! My name is Victor Estello, a dedicated community member with a passion for positive change. I am excited to express my interest in joining the Board of Directors for Villages of Westcreek. With a background in operations and analytics, I bring many skills, including leadership, strategic planning, critical thinking, and community engagement.


As a current voting member in the Architectural Review Committee (ARC), I have witnessed the incredible impact, the Board of Directors for Villages of Westcreek has had on our neighborhood, I am inspired to contribute my time and expertise to help further its mission. I believe in the power of collaboration and community-driven initiatives to create a thriving and inclusive environment for all residents.


In my previous role as a U.S. Army service member, I successfully took on several projects and initiatives, showcasing my ability to drive results and implement effective strategies. I am eager to leverage this experience to support the goals of the Villages of Westcreek and contribute to its continued success.


Joining the Board of Directors aligns with my commitment to fostering a sense of unity, addressing community needs, and advocating for positive change. I look forward to collaborating with fellow board members, residents, and stakeholders to enhance the overall well-being of our community.

My name is Brandon Schuler; I have been living in the Villages of Westcreek for going on 5 years. I have been in the roles of ARC member and ARC Chair from 2021 to 2022 and have now been on the Board for the past 2 years.


I’m a retired Army veteran with 4 deployments under my belt. I have been part of many of the decisions of day-to-day operations that happen within the boundary of VOWC. I have 5 plus years of maintenance background that has helped us out with many of the decisions that have come across the HOA table and helped us make better decisions to save costs where we can.  


I feel that my contributions to the community have benefited us, and I will continue to serve the best welfare of the community and its residents.

ANNUAL MEETING OF THE MEMBERS


The Annual Meeting of the Members to elect three of our Board members is scheduled for Thursday, April 18, 2024, at 6 PM in the Community Center Hall. This meeting will also be available on Zoom. While the deadline has passed to submit your nomination to appear on the written ballot to be mailed out to the homeowners or on the Electronic Voting System ballots, new nominations will be accepted at the annual meeting. Votes cast at the annual meeting will override previous absentee ballots and Electronic Voting Systems ballots.


Guest at the Members Annual Meeting include the following:


  • Bexar County Sheriff Javier Salazar and Bexar County SCORE Deputies
  • Bexar County Commissioner for Precinct 1 Rebecca Clay-Flores
  • Bexar County Appraisal District Spokesperson who will address the process of protesting your appraisal and answering any questions you may have

Moving Forward in Unexpected Challenges

After the recent March Board of Directors (BOD) meeting, it is evident that our community is facing various unexpected challenges that require attention and action. As a dedicated member who has served our community in numerous capacities over the years, I am compelled to share my personal views on the matters discussed during the meeting.


Fences: The maintenance of 14 fences at a cost of $42,000 has been identified as a pressing issue. While the association will cover the upfront costs, homeowners will be billed for their share. The Standards Manager is diligently inspecting the 6 miles of fencing; further updates on this ongoing process are expected.


Pool Decks: Safety hazards due to premature aging have necessitated the replacement of both pool decks this year, incurring a cost of approximately $60,000. This unexpected expense was not factored into this year's budget.


Sports Park Fields: Scheduled work on the sports park fields is set to commence soon, with a negotiated cost of $100,000. Despite not being allocated in the initial budget, funding will be sourced from $70,000 of sports program revenue and $30,000 from the HOA.


In-Person Board Meetings: The March meeting was held in person and via Zoom, with limited physical attendance. The upcoming April Members Annual Meeting will also offer in-person and virtual participation. However, if physical attendance is low, all future meetings will transition to being conducted solely via Zoom.


Mailboxes: It is essential to prioritize replacing irreparable or poorly repaired mailboxes. Initial estimates suggest a cost of $100,000 for purchasing and installing the identified boxes, although installation is pending finalized cost estimates. This unforeseen expenditure was not initially budgeted for.


Finances: A review of our finances has prompted a thorough evaluation of cost-cutting measures and the necessity of prioritizing projects. This has resulted in the cancellation of events such as the second Casino Night and this year's Fall Festival, with reduced budgets for the remaining events.


Volunteers: Despite efforts to solicit volunteers for events and initiatives, the response has been disheartening. Questions and criticisms about the HOA's effectiveness and purpose have surfaced, posing challenges for dedicated volunteers striving to address community concerns.


Unforeseen Expenditures and Community Challenges: The cumulative impact of unexpected expenses, $141,000 in overdue assessments for the first quarter, and community issues such as the Military Dr. construction project, crime, and homelessness has strained the Board's and volunteers' resources and efforts. Efforts have been made to address these concerns with relevant authorities, but the magnitude of the challenge requires collective support and understanding from the community.


Moving Forward: I urge community members to consider the broader context of our neighborhood's aging infrastructure, financial constraints, and the tireless dedication of volunteers and Board members. Joining the monthly Zoom Board meetings, seeking clarity on community matters, and considering opportunities to contribute positively can foster a more informed and unified community.


In conclusion, I sincerely appreciate the committed volunteers who continue to serve on various committees and the Board of Directors. Your dedication is invaluable, and I urge residents to recognize and support these efforts. As we navigate these challenges, I encourage open communication, constructive engagement, and a collective commitment to building a stronger community for all.


The upcoming Members Annual Meeting on Thursday, April 18, 2024, allows Homeowners to engage directly with key stakeholders and address pertinent community concerns. I hope to see a strong turnout and renewed enthusiasm for collaborative efforts to overcome our challenges and preserve our community's strength for years to come.

As we go about our daily lives, getting caught up in our challenges and struggles is easy. It's easy to lose sight of the bigger picture and forget our shared vision for a community we can all call home. In times like these, it's important to remember the power of belief and hope.


The song "Don't Stop Believin" by Journey is a timeless classic that reminds us of the importance of holding on to our dreams and never giving up on what we believe in. The lyrics speak to the universal human experience of facing adversity and the power of perseverance.


In our community, we must never stop believing in the potential of what we can achieve together. When we stop believing, we lose sight of the possibilities. We become stagnant and complacent and risk losing the vibrancy and spirit that make our community unique.


So, how can we promote a climate of possibilities and keep our beliefs alive? First and foremost, we must work together. We must listen to each other's ideas and perspectives and be willing to collaborate and compromise. We must also celebrate our successes, no matter how small, and use them as fuel to keep us moving forward.


It's also important to maintain a positive mindset and outlook. When we focus on our community's negative aspects, we lose sight of our progress and growth potential. By staying optimistic and open-minded, we create a culture of possibility and hope that can inspire others to join us in our vision.


In the end, it all comes down to belief. We must never stop believing in ourselves, our community, and the power of our collective vision. The Villages of Westcreek has the potential to be a place we can all call home, but it will take hard work, perseverance, and a steadfast belief in our shared future.


So let's take a cue from Journey and never stop believin'. Together, we can make our community a place where everyone can thrive and prosper.

MAILBOX REPLACEMENT PROJECT


We have assessed the mailboxes that have been repeatedly vandalized or poorly repaired, and those that cannot be fixed will be replaced.


The USPS will affix a notice on the new mailbox indicating how residents can obtain their new keys.


Please be aware that we cannot provide an exact timeline as there are multiple steps in the process, each requiring the involvement of different companies. The HOA has initiated our part of the process and is now awaiting others to proceed with the next steps.


It's important to note that the new mailboxes are more robust and incorporate theft deterrents. However, it's still possible for individuals with a USPS mailbox key to steal mail. It's best to make it a habit to check your mail every day before it gets dark.


If your mailbox displays one of the following signs, it will be replaced.

Great news, everyone! 


The Villages of Westcreek Owners' Association Board of Directors and a passionate homeowner have gone the extra mile to secure a meeting with Bexar County's Director of Public Works. This is your chance to have your voice heard and your concerns addressed! Mark your calendars for Thursday, April 11th, from 7:00 to 8:00 p.m., and head over to Galm Elementary School at 1454 Saxonhill Dr. in San Antonio, TX 78253. 


At the meeting, residents can expect to learn about the status of the West Military Dr. project and discuss any concerns they may have with the Director. We're thrilled to announce that a Representative from Congressman Castro's office will also be in attendance, as their office was instrumental in making this meeting happen. 


This gathering is open to residents of Caracol Heights, Caracol Creek, Rustic Oaks, Fronterra, and the Villages of Westcreek and anyone else interested in the project's status. Don't miss this opportunity to let your voice be heard!

WHY DENIM?


Denim Day is an important annual event that raises awareness about sexual assault and supports survivors. As a community, we have the opportunity to show our solidarity and make a meaningful impact by participating in Denim Day on April 24, 2024. By wearing denim on this day, we can demonstrate our support for survivors and contribute to the ongoing conversation about ending sexual violence.


The simple act of wearing denim can carry a powerful message. It symbolizes our refusal to accept the misconceptions and myths surrounding sexual assault. It shows that we stand with survivors and believe in creating a culture of respect and consent.


Participating in Denim Day is a way for our community to come together and make a statement. It sends a message that we are committed to fostering a safe and supportive environment for all residents. By joining in this initiative, we can help break the silence around sexual violence and promote understanding and empathy.


In addition to wearing denim, there are other ways to get involved in Denim Day 2024. We can organize educational events, discussions, or fundraisers to further support the cause. By engaging in these activities, we can spark meaningful conversations and increase awareness about the impact of sexual assault on individuals and communities.


Let's come together as a community and participate in Denim Day 2024. Our collective involvement will send a powerful message of support, solidarity, and advocacy. Together, we can contribute to creating a safer and more respectful environment for everyone in the Villages of Westcreek.

HOW YOU CAN HELP THE BOARD WITH THEIR FIDUCIARY RESPONSIBILITIES



Last month, we addressed what fiduciary responsibility was and why it is so important to the Board and the Members as well. This month, we will look at how HOA members can help the Board fulfill their fiduciary responsibilities. Here are a few tips:


1. Attend Board Meetings: Attending Board meetings is a great way to stay informed about the decisions made on behalf of the HOA. It also allows you to ask questions and provide feedback to the Board members.


2. Get Involved: If you have a particular skill or expertise that could benefit the HOA, consider volunteering your time. You could serve on a committee or offer to help with a specific project.


3. Communicate: If you have concerns or questions about the decisions being made by the Board, feel free to speak up. Board members are there to represent the members' interests, and they need to hear from you to do their job effectively.


In conclusion, fiduciary responsibility is a crucial concept for members of an HOA in Texas to understand. By requiring Board members to act in the best interests of the HOA and its members, fiduciary responsibility helps ensure that the community is well-managed and that the needs of its members are being met. So, if you are a member of an HOA, it is essential to ensure that your Board members are fulfilling their fiduciary responsibility and acting in your best interests. This is a responsibility that applies not only to the Board but also to the membership.

If you're heading to Westcreek Dog Park with your dog, remember a few things to ensure a great experience.

 

First, make sure your dog is ready to be off the leash and can follow basic commands, like coming when called. This will keep them safe and prevent any rough play from getting out of hand. 


Second, always clean up after your pet using the park's receptacles to prevent the spread of harmful bacteria and parasites. 


Third, monitor your dog's behavior and intervene if necessary, especially if it plays rough or intimidates other dogs. 


Fourth, keep your pet away from the gate to avoid chaos and potential escapes. 


Lastly, leave toys for others to enjoy and report any equipment damage to the Homeowners Association office. Remember, it's your responsibility to ensure your pet behaves and everyone has a pleasant experience. 


By following these simple guidelines, you and your furry friend will have a great time at the dog park.

Now Hiring Pool Monitors

The Villages of Westcreek Owners' Association (VWOA) is accepting applications for pool monitors throughout the 2024 pool season. Candidates with a strong orientation toward customer service are highly encouraged to apply. Eligible applicants must be at least 16 years of age and legally authorized to work in the United States. High school students and retirees are welcome to apply. These part-time positions require availability during pool hours, between 10 am and 10 pm. The starting wage is $11.00 per hour. All Pool Monitors are required to have a cell phone. 


Applications are available at the VWOA office located at 12395 Military Drive West, San Antonio, TX 78253, during regular business hours.

COMMUNITY CENTER POOL OPENING


We are excited to announce that starting Monday, April 6th, 2024, the Community Center Pool will be open to Villages of Westcreek residents. The Pool will be open Tuesday through Sunday from 10 AM to 8 PM and closed on Mondays for cleaning. Anyone 12 and older must have valid RFID to access the pool, with a maximum of 3 guests per adult ID and six guests per household.

Westcreek Roadtrips - discovering hidden gems.

LOCKHART, TEXAS


Lockhart is a charming town located just south of Austin, about 80 miles from Villages of Westcreek. Lockhart is famous for barbecue, but there's so much more to see and do in this friendly town. Whether you're a local or just passing through, here are some fun things to do in Lockhart:


1. Visit the Historic Downtown Square: Take a stroll around the beautiful historic downtown square and enjoy the unique architecture, charming shops, and friendly locals. The magnificent Caldwell County Courthouse was completed in 1894. There are several historic churches, a theatre, and homes

  • Caldwell County Jail Museum was built in 1908 and used as a jail until 1983. Now it’s a museum and visitors are encouraged to visit the cells on the 2nd, 3rd, and 4th floors (you will find low ceilings, shared toilets and sinks, and no air conditioning).
  • The Southwest Museum of Clocks & Watches is a cool museum and one of only a few clock museums in the U.S.
  • The Farmers and Artisans Market of Lockhart is year-round every Saturday, weather permitting. FAML happens every Saturday from 9 AM-2 PM on Main Street of the Caldwell County Courthouse.


2. Tour the Dr. Eugene Clark Library: The Dr. Eugene Clark Library is a beautiful, historic building that's worth a visit just for the architecture alone. But inside, you'll find a treasure trove of books, art, and local history.


3. Try Some Barbecue: In 1999, the Senate passed a resolution proclaiming Lockhart to be The Barbecue Capital of Texas. Don't miss out on the chance to try some of the best brisket, sausage, and ribs in the state.


4. Explore Lockhart State Park: Lockhart State Park offers a beautiful natural playground for hikers, campers, and nature enthusiasts. Enjoy the hiking trails, golf course, picnic areas, fishing, and swimming pool.


5. Go Antiquing: Lockhart is known for its many antique shops, where you can find unique treasures and one-of-a-kind pieces.


6. Attend a Festival: Lockhart hosts a variety of festivals throughout the year, including the Chisholm Trail Roundup June 13-15 and the Lone Star Cook-off April 5-6. Check the local calendar to see what's coming up.


7. Take a Ghost Tour: Lockhart is rumored to be haunted, and a ghost tour is a fun and spooky way to explore the town's history and legends.


With so much to see and do, Lockhart is the perfect destination for a fun and memorable day trip or weekend getaway.

Bringing Neighbors Together Through Regular Potluck Events


Hosting a regular potluck event is a great way to bring neighbors together and create a welcoming environment for everyone in the neighborhood. These gatherings allow participants to share their favorite dishes, family recipes, and cultural specialties, promoting appreciation for different culinary heritages and fostering community bonds.


In addition to celebrating diversity, potluck events can serve as a platform for discussing important community matters and initiatives. They provide an informal setting for neighbors to exchange ideas, share concerns, and collectively address neighborhood issues.


Effective communication and organization are essential to ensure the success of a regular potluck event. Establishing a rotating schedule for hosting the gatherings, creating a shared sign-up sheet for food contributions, and promoting the events through various channels can help generate interest and participation.


Ultimately, hosting a regular potluck event can positively impact the sense of community and neighborly connections. By sharing food and experiences, neighbors can build meaningful relationships and create a welcoming environment where everyone feels like they belong.

It's important for homeowners to maintain the trees and shrubs around their property. Overgrown greenery can create serious security issues for you and your family.

INSTALLING FLAG POLES IN THE GROUND


Did you know you can now install flag poles in the ground in front of your home?


The Architectural Review Committee (ARC) has outlined specific guidelines that need to be followed for installing flag poles in the ground. Here are the standards you need to adhere to:


1. ARC Approval Needed: Before installing a flag pole in the ground, you must obtain approval from the Architectural Review Committee.


2. Height and Placement: 

  a. Only one (1) pole is allowed.

  b. The flag pole may not be taller than 20 feet and no shorter than 15 feet.

  c. The flag pole should be placed in front of the dwelling, no closer than 10 feet from the curb and 5 feet from the property lines. If placed behind the dwelling, it must be 5 feet from the property lines.

  d. No flag poles may be installed in or over the property's utility easement as shown on your Plat/Lot Survey form.


3. Material Requirements: Flagpoles must be commercial-grade and can be made of aluminum, stainless steel, bronze, fiberglass, or wood.
