RTB Announces Rent Increase for 2024
The Manitoba Government has announced the first rent increase in three years. Effective January 1, 2024 landlords can increase rent by three percent. The largest increase since 1991. A notice to increase rent must meet the requirements of The Residential Tenancies Act. The branch provides Notice of Rent Increase forms for landlords to use. In most circumstances, rents can only be increased once a year. Tenants must be given proper written notice at least three months before a rent increase takes effect.
The guideline applies to most rented residential apartments, single rooms, houses and duplexes. Some units are exempt from Part 9 of The Residential Tenancies Act and do not have to follow the annual rent increase guideline. These are:
- units renting for $1,615.00 or more per month
- various types of social housing
- rental units owned and operated by, or for, provincial, municipal, or federal governments
- rental units in buildings first occupied after March 2005
- not-for-profit life lease units
- cooperative units
- approved rehabilitated rental units
Landlords can apply for a larger increase if they can demonstrate that the guideline amount will not cover cost increases they have incurred. To find out more click here.

Calling all Board Members! MNPHA has designed a board training program, tailored to board members serving the non-profit housing sector. Whether you're new to non-profit board governance, new to a housing-focused organization, or experienced in both, this custom-designed training for the non-profit housing sector in Manitoba is for you.
Level 1 has three modules delivered by Google Classrooms. The self-directed online course takes about 4-5 hours to complete, with videos, reading, and assignments, and you will have 1 month, from October 1-31, to access the materials. Each module covers a foundational topic of board governance and includes tools that participants can put to use in their own organization. Level 2, the final in the series, will be available in the new year. All level 1 graduates will be invited to register.
The Board Training series was thoughtfully created by Rolande Kirouac of High Achievement Training.
